Built in 1886, as the Avenue Hotel, it has served as boarding house, apartment building, lodge, and private residence. In 1984 the Gray's converted it to Manitou's First Bed and Breakfast.
A wonderful 7-room historic Queen Ann in the heart of Manitou Spring Historical District. All rooms have private bathroom most with claw foot tub/shower, a delicious breakfast served daily, Jacuzzi in the back garden, spa services available, many restaurants, shops and art galleries are in walking distance. Located in the foothill region of Pikes Peak, Home of the Cog Railway and Pikes Peak Highway, Garden of the Gods, just 4 miles west of Colorado Springs.

For rooms accommodating more than two persons $15 per person per night will be added.
Rate does not include state and local taxes.
Check in is 4:00 PM to 6:00 PM unless otherwise pre-arranged.
Payment by cash or check is preferred however we accept MC, Visa, Discover, and American Express.
A deposit of one night's stay may be taken to hold your reservation.
Cancellations before 7 days of arrival charged $25 processing fee, 7 days or less we must keep deposit unless we can re-rent the room.
Children: Because of the retreat style atmosphere, antique furnishings and lack of appropriate entertainment we are unable to properly accommodate children under 10.
There is No Smoking anywhere inside the inn. There is a comfortable outside area for those needing it.
Pets, unfortunately we are unable to accommodate pets. We love them and have a wonderful Old English Sheep Dog "Bailey" that has rare and limited common area access and does not go into guestrooms.
